Wick Lane

415 Wick Lane is an employment-led, mixed-use development that provides character and connectivity to Hackney Wick. The design, for Taylor Wimpey, has been given unanimous approval by the LLDC planning committee. Industrial, commercial and residential are seamlessly integrated around a landscaped public realm.

To the south of Wick Lane is designated Strategic Industrial Land and heritage assets on Crown Close. To the north is the Fish Island conservation area; a vibrant neighbourhood characterised by Victorian warehouse buildings that house a mixture of industrial, creative and residential spaces. Our design sympathetically bridges these two distinct areas.

The scheme is composed of six distinct buildings, each with their own individual character, form and material. The buildings take reference from the neighbourhood’s vibrant history and reconcile the transition between the conservation area and industrial land. Playful saw-tooth rooftops stand alongside flat roofs, reflective corrugated metal cladding sits next to; green profiled cast glass, black engineering brick, or vibrant red brickwork. The result is a distinctive place, with a strong character that feels like an authentic part of Hackney Wick.

A new pedestrian and cycle connection flows through the site and up on to the Greenway, creating a link to the Queen Elizabeth Olympic Park.

A variety of employment spaces activate and enliven the main street. Stand-alone double height industrial units are combined with a variety of one, two or three storey commercial units. Residential accommodation is arranged in order to maximise daylight, views to the Greenway and provide a high proportion of dual aspect apartments.

The landscaped public spaces, ‘Wick Walk’ and ‘The Yard’, and pocket residents’ gardens knit the new community into its surroundings. These spaces activate the area, provide character and help foster neighbourliness.

An under-utilised site is transformed into a vibrant, high-quality and well-connected community, that is a welcoming and creative new part of London.
